The Centerpiece of a Trillion-Rupee IPO?

WeWork India has set its IPO price range at 615-648 rupees per share. If the upper price is finalized, the company's valuation is expected to reach a massive 868.5 billion rupees (approximately 8.685 trillion won). That's an enormous scale, isn't it? 💰

The IPO is scheduled to open on October 3rd and close on October 7th, with anchor investor participation beginning on October 1st. Interestingly, this IPO is not a new share issuance but a 'secondary sale' where existing shareholders will divest their holdings. Specifically, Embassy Buildcon LLP and WeWork Global's affiliate, 1 Ariel Way Tenant Limited, will be selling their shares. Therefore, the funds generated from the IPO will go to the selling shareholders, not to WeWork India itself.

Currently, Embassy Group holds approximately 76.21% of WeWork India's shares, and WeWork Global holds about 23.45%. WeWork Global invested $100 million in the Indian entity in 2021 and also conducted a rights issue worth 500 billion rupees in January of this year to repay debt and expand its business. Against this backdrop, this IPO can be seen as a case study demonstrating WeWork India's growth potential alongside the exit strategy for existing investors.

WeWork India already operates in approximately 7.7 million square feet across India. It has a particularly active presence in major cities like Bengaluru, Mumbai, Delhi, and Chennai. 🏙️
